This modern villa sits in a peaceful bay on the Dalmatian coast, only three metres from the crystal-clear sea. The town of Rogoznica lies 2 km away, with shops, restaurants, cafés, a pharmacy, a doctor and banks about 3 km from the house, while Primošten is roughly a 10-minute drive and Split around 50 km. The nearest airport is 30 km away. Renovated in 2019, the house offers 230 m² of living space on a plot of 335 m², arranged across three levels that step down towards the water.
Rogoznica is a calm, picturesque Mediterranean town set in a deep, wind-sheltered bay, long admired by sailors as one of the safest and loveliest harbours on the Adriatic. Its coastline runs for around 50 km and is lined with pebble, concrete and natural rocky beaches, along with many small coves to discover. The waters offshore hold shipwrecks from various historical periods, a kind of underwater museum, and Lake Dragon's Eye, a rare saltwater lake with its own distinctive flora and fauna, is one of the area's most intriguing natural sights. A marina and a golf course are both 6 km away, and tennis courts are 7 km from the villa. The town also hosts a lively programme of cultural events and entertainment through the summer, and the region is known for its rich gastronomic heritage.
Built in stone and reaching all the way to the shoreline, the villa unfolds over two generous cascading terraces. The first floor is the heart of the house: a sunny, sea-facing terrace centres on a heated outdoor swimming pool framed by deck chairs and sunshades, with an outdoor shower and pool towels provided. A covered outdoor living area on this terrace includes an outdoor kitchen, a large dining table and lounge furniture, so long summer days can be spent eating and relaxing with the sea in view. Greenery softens the courtyard, and boat mooring is listed among the villa's features. Below, the ground-floor terrace extends down to the beach and is furnished with a dining set and loungers for sunbathing beside the water.
Large sliding glass doors open from the pool terrace into the interior of the main level, where a fully equipped kitchen with a dining table sits alongside a modern living room with a sofa, armchairs, satellite TV and air conditioning. This floor also has a guest toilet and a laundry room. The living room can accommodate two additional guests on two single fold-up beds.
Stairs lead up from the main level to three bedrooms. The master bedroom has a king-size bed and an en suite bathroom with shower. The second bedroom has twin beds and shares a bathroom with shower with the third bedroom, which has two single beds. Each of these rooms opens onto its own terrace with views across the Adriatic. Another flight of stairs descends from the main level to the ground floor, where a fourth bedroom with a king-size bed and en suite shower room has direct access to the terrace beside the sea. This level also has a second kitchen, designed for relaxed gatherings on hot days, with a dining table that converts into a billiard table.
The villa accommodates eight guests in four bedrooms, or up to ten with the two fold-up beds, and has three bathrooms and a separate toilet. It is fully air-conditioned and has Wi-Fi and satellite TV. The two kitchens between them have two stoves, two range hoods, two ovens and two dishwashers, along with a refrigerator, freezer, microwave, kettle, coffee machine, utensils, tableware and tea towels. A washing machine, dryer, iron and ironing board and hairdryer are also provided, as are a baby cot and a high chair for families. Three private parking spaces are available on the property.
