This villa stands in Okrug Gornji on the small peninsula of Čiovo, in central Dalmatia. It lies about 1 km from the centre of the village and just 25 metres from the sea and its pebble beach. The historic town of Trogir, protected by UNESCO, is 2.5 km away. Built in 2015, the house is a fine example of modern, simple architecture with clean lines. It is set against green pine trees and the deep blue sea, and it carries the essence of the Mediterranean in a contemporary form. The villa sits beside its sister property, Villa Trogir 1, so larger families or groups travelling together can stay side by side and still keep their own privacy.
Daily life is easy here. Restaurants, shops, a café bar and a bus station are all 300 metres away, and a tennis court is 500 metres from the house. A doctor, dentist and pharmacy are 1 km away, while a bank, ATM and marina are 2.5 km away. The airport is 10 km from the villa. Beyond the beaches and promenades, the medieval stone streets of Trogir and the UNESCO-listed Diocletian's Palace in Split are both within easy reach. The villa makes a natural base for exploring the central Dalmatian coast, its islands and its food.
The whole estate covers 700 m², and the villa itself has up to 300 m² of living space across four levels: a basement, a ground floor and two upper floors. The spacious terrace on the ground floor is the centrepiece of the outdoor living. It has a green lawn, palm trees and plants, and a heated outdoor swimming pool of 35 m² with its own shower. Deck chairs and sunshades line the pool, and pool towels are supplied. From the terrace there are views of the sea, the mountains and the old town of Trogir in the distance. The garden adds a summer gazebo, a lounge set, a dining set, garden furniture, a barbecue grill, an outdoor fireplace and an outdoor shower, so there is plenty of space for long meals and slow afternoons outside.
The basement is given over to wellness and play. It holds a heated indoor swimming pool with a counter-current system for lap swimming, a sauna, a gym, a bathroom with a shower and an entertainment room with a billiard table. Please note that the indoor pool is not heated between 15 June and 1 September. A play room is also available for guests.
On the ground floor, a comfortable living room is framed by large glass walls. These can be opened to create a second way out onto the terrace, linking the interior with the pool area. The kitchen and dining room sit next to the living room, and a guest toilet is close by. This level also has two bedrooms, each with a queen bed and a private en suite shower room, and one of them opens directly onto the pool terrace.
The first and second floors form the sleeping and resting zone of the house. On the first floor there are three bedrooms, each with its own en suite bathroom: two have queen beds and the third is a single room. The south-facing double bedroom also has a private terrace. The second floor holds the sixth bedroom, which has a queen bed and its own bathroom. In total the villa sleeps up to 11 guests.
The villa is fully air-conditioned and has in-floor heating, satellite LCD TV, a Hi-Fi system, a safe and Wi-Fi throughout. The kitchen has a stove, oven, range hood, refrigerator, freezer, dishwasher, microwave, espresso coffee machine, juicer, blender, mixer, toaster and kettle, along with utensils, cutlery and tea towels. The living room has a sofa and satellite TV. A washing machine, dryer, ironing equipment, vacuum cleaner and hairdryer are provided, and three bikes are available for exploring the area. A baby cot and high chair are included, as are pool heating, Wi-Fi, tourist tax, the services of a villa manager and private parking at the property for three cars.
