This villa stands in Okrug Gornji on the small peninsula of Čiovo, about 1 km from the centre of the village and only 15 metres from the sea and its pebble beach. The historic town of Trogir, protected by UNESCO, lies 2.5 km away. Built in 2015, the house is a confident piece of modern architecture, with simple, clean lines that sit easily among the green pine trees and the deep blue Adriatic close by. Its elegant exterior is matched by an interior that is both handsome and practical, well suited to holidays with family or friends.
Everyday needs are close at hand. Restaurants, shops, a café bar and a bus station are all about 300 metres away, a tennis court is 500 metres away, and a doctor, dentist and pharmacy are within 1 km. The marina, a bank and ATMs are 2.5 km away, and the airport is 10 km away. Trogir's medieval core of narrow stone streets is close by, and Split, with its UNESCO-listed historic centre and Diocletian's Palace, is a short drive away. Together they offer cultural heritage, gastronomy and plenty to explore along the central Dalmatian coast.
The estate covers 700 m², with the villa itself extending to 300 m² over four levels: a basement, a ground floor, and first and second floors. It sleeps up to 11 guests in six bedrooms, each with its own en suite bathroom. There is also a guest toilet, a living room, a fully equipped kitchen, a dining room, a terrace, indoor and outdoor pools and a dedicated wellness area.
Outdoor life centres on the spacious ground-floor terrace, softened by a green lawn, palm trees and planting. The heated outdoor pool measures 35 m² and has its own shower, with deck chairs and sunshades arranged alongside. From the terrace the view reaches over the sea and the mountains to the old town of Trogir in the distance. The garden is furnished as generously as the interior, with a dining set, a lounge set, a summer gazebo, garden furniture, a barbecue and an outdoor fireplace that lend the whole property a relaxed Mediterranean character.
The basement holds a private spa level. Its heated 50 m² indoor pool has a counter-current system for swimming laps and is ideal on cooler days, though it is not heated between 15 June and 1 September. Alongside the pool are a sauna, a bathroom with shower, a gym and an entertainment room with a billiard table.
On the ground floor, the living room is framed by large glass walls that open fully onto the terrace, creating an additional way out to the garden. The kitchen and dining room sit next to it, with the guest toilet nearby. This level also has two comfortable bedrooms with double beds and private shower rooms, one of which opens directly onto the terrace and the heated pool.
The upper floors form a quieter zone for sleeping and rest. The first floor has three en suite bedrooms: two with double beds and one single room. The south-facing double bedroom also has its own private terrace. The sixth bedroom occupies the second floor on its own and has a double bed and a private bathroom.
The villa is fully air-conditioned and has in-floor heating, satellite LCD TV, a Hi-Fi system, a safe and wireless internet. The kitchen has a stove, oven, range hood, refrigerator, freezer, dishwasher, microwave, espresso coffee machine, juicer, blender, mixer, toaster and kettle, along with utensils and tea towels. For the household there is a washing machine, a dryer, ironing equipment, a vacuum cleaner and a hairdryer, while pool towels, an outdoor shower, a play room and three bicycles add to the leisure on offer. A baby cot and high chair are available, and private parking on the property has space for three cars.
