This stone estate sits in the northern part of Hvar, within the UNESCO-protected Stari Grad plain, an agricultural landscape laid out as a Roman ager. The land runs between two bays, Basina and Blue Dolac, and the sea lies less than a kilometre away, while the towns of Jelsa and Stari Grad are each around 4 km off. The setting feels removed from everything, yet remains close enough to the island's summer life.
Basina, the nearest cove, is a small village near Vrbovska, ringed by pine trees, vineyards, olive groves and lavender fields, with clear water and rich underwater life that draws divers. Stari Grad, often described as one of the oldest towns in Europe and the historic heart of the island, rewards slow wandering through preserved stone streets to the Dominican Monastery, Tvrdalj, the home of the poet Petar Hektorović, and the church of St Stephen. Summer brings concerts, recitals, the Old Town Summer programme, the International Summer Music School and the Faros Marathon distance swim, and the town's restaurants and taverns serve traditional Mediterranean dishes alongside Hvar wines. A tennis court lies 400 m from the property, shops, restaurants and the town centre about 4 km away, the ferry 6 km, the marina 6.5 km and the airport 71 km.
Dalmatian dry-stone walls enclose the estate and blend with the facades of its buildings: a main house of around 120 m² set over three levels and three smaller, interconnected houses, giving roughly 200 m² of indoor space in total. At the centre is the private 26 m² outdoor pool, with deck chairs, sunshades, pool towels, an outdoor dining set, a lounge set and a barbecue; pool heating is available for a surcharge of 20 € per day. The stone-tiled garden is planted with olive trees, grape vines, lemon trees and tomatoes, and the estate is conceived as an environmentally friendly, self-sustaining place where guests may pick fresh fruit and vegetables from the garden.
From the central courtyard and pool, the ground floor of the main house opens on the left into the fully equipped kitchen, with the dining room opposite and a table seating between 8 and 14. Beyond it, the living room has a generous seating area, satellite TV and a fireplace that lends the space a warm, romantic mood. To the right of the entrance are a guest toilet and two bedrooms, each with a double bed and an en suite bathroom with a bathtub.
Internal stairs climb to the first floor under the roof, where two further bedrooms each have a double bed, one with an en suite shower room and the other with an en suite bathtub. Both look out across the Roman plain of Stari Grad. Below ground, the basement holds the wine cellar, designed for storing wine, prosciutto and other Dalmatian delicacies, alongside a small boiler room.
To the right of the main house stand the three smaller houses. The first has a large antique fireplace, an old stone wood-burning stove and a dining room for ten, made for long evenings of Dalmatian food and wine. The second contains a laundry room with a washing machine, iron and ironing board, a shower room and, in the attic, a bedroom with a double bed intended for accompanying staff. The third holds the fifth guest bedroom and a shower room. The estate accommodates ten guests, with sofa beds and single folding beds available for additional guests.
The property is fully air-conditioned and has Wi-Fi and satellite TV. The kitchen has a five-plate stove, oven, range hood, refrigerator, freezer, dishwasher, microwave, espresso coffee machine, ice maker, kettle and toaster, along with utensils and tea towels, and a hairdryer is also provided. A baby cot and high chair, outdoor parking for two cars and the tourist tax are included in the price, pets are accepted upon request, and ten mountain bikes can be hired for 10 € per day.
