The villa stands on the island of Brač in Puntinak, a small coastal settlement built by the people of Selca, and it looks out across a wide panorama towards Sumartin and Selca. It sits only 2 m from the sea in a quiet bay, framed by greenery and forest, with both villages 3 km away. Restaurants lie about 1 km off, a café bar 1.2 km, and an ATM and petrol station 1.5 km. Shops, a pharmacy, a doctor, the marina and the ferry are all around 3 km away, and the airport is 12 km.
The surrounding area rewards slow exploration. Selca, on the eastern side of the island and 36 km from the larger town of Supetar, is known for its skilled stonemasons, whose craft shows in the neo-Romanesque parish church, the main square and the stone-lined streets. Sumartin, the smallest and youngest settlement on the far east of Brač, keeps its calm even at the height of summer. Its life has long been shaped by boats, and it is home to Lučica, one of the last shipyards on the Adriatic. The Franciscan monastery holds an archive of works by Venetian masters, goldsmiths' pieces, rare books and several incunabula, along with a chronicle tracing the monastery from its beginnings. Close to Sumartin are the secluded bays of Rasotica, Žukovik, Radovnja, Studena, Zvirje and Spilica, with sandy and pebble beaches. Those in search of nightlife can head to Bol or Supetar.
The house was renovated in 2017 and offers 400 m² of living space on an 1,800 m² plot. Its exterior is dressed in the island's famous Brač stone, and traditional Dalmatian drystone walls enclose a spacious courtyard planted with lush Mediterranean greenery. Wooden-decked terraces with comfortable loungers invite long hours in the sun. At the centre of the courtyard lies a private swimming pool with counter-current swimming, together with a Jacuzzi for four. Deck chairs and sunshades are set out by the pool, and there is also an outdoor shower and dining and lounge sets. A summer kitchen with a fireplace and barbecue is ideal for preparing Dalmatian specialities outdoors. Pool heating is available on request at a surcharge of 500 euro per week. At the water's edge there are deck chairs at the beach and a sea mooring for a boat of up to 10 metres.
Large glass sliding doors open the ground floor directly onto the courtyard. This expansive level faces south towards the sea and brings together a living room with a fireplace and a fully equipped kitchen with a dining room. It also has an air-conditioned wine cellar, which the supplier lists under additional charges. A laundry room with a washing machine and dryer and a study complete this floor.
An internal staircase leads to the first floor, conceived as a calm retreat. Here are two bedrooms, each with a double bed, a dressing room and an en suite bathroom with both shower and bath. Each opens onto its own south-facing terrace overlooking the Adriatic, a fine spot for morning coffee. The same floor holds a TV room for fun and games with a single sofa bed for one extra guest, and a further bathroom with a shower and Jacuzzi tub. On the top floor are two more bedrooms. One has a king-size bed and an en suite bathroom, and its large sliding glass doors open onto the highest and largest terrace, with views over the sea. The other has twin beds and a private bathroom. In total the villa sleeps eight guests, plus one on the extra bed, across four bedrooms, four bathrooms and a separate toilet.
The villa is fully air-conditioned and has Wi-Fi, satellite TV, a DVD player and a surround sound system with speakers inside the house and in the courtyard. The kitchen has a stove, oven, range hood, refrigerator, freezer, dishwasher, microwave, espresso coffee machine, ice maker, wine cooler, juicer, blender, mixer, toaster and kettle, along with utensils, tableware and tea towels. Other practical touches include a hairdryer, ironing equipment, a baby cot and a high chair, beach towels and parking on the property. For time on and around the water, guests can use two kayaks and two SUP boards (subject to availability), three bicycles, snorkelling equipment and yoga mats.
The price includes a villa manager, concierge assistance with reservations and planning free time, and a luxurious welcome package. It also covers pre-stocking, daily stocking and daily breakfast serving, with guests paying only the store invoice for groceries. Daily maintenance of the villa and grounds for two to three hours a day is included, as are towel and bed linen changes twice a week, daily pool maintenance, final cleaning and tourist tax. A private chef with a waiter, in-villa massage, boat and yacht hire, car rental, guides, excursions and private taxi or speedboat transfers can be arranged on request at a surcharge. Check-in is at 16:00 and check-out at 10:00. A damage deposit of 1,500 euro is payable on arrival and returned on departure.
