On the Adriatic shore at Lokva Rogoznica, in the Omiš area of Central Dalmatia, Sea Palace is a first-line seafront villa set just 10 metres from the beach and the sea. The house rises from the water's edge in a series of levels, giving it a direct relationship with the coastline. Renovated in 2019, it is a modern beachfront home for up to eight guests, suited to families and small groups who want privacy, outdoor living and a genuine waterfront position. The centre of Omiš lies 7 km away, and the villa's place on the coast between Split and Makarska makes it a practical base for the wider region.
Omiš occupies a remarkable site where the Cetina River meets the sea, at the mouth of a canyon framed by steep cliffs that make the town appear carved into the mountain. For centuries the river, the town and the mountain have formed one inseparable landscape. Once famed as a pirate stronghold, Omiš still holds cultural and historic remnants of its turbulent past. The surrounding nature lends itself to hiking, climbing and paragliding, while rafting on the Cetina is perhaps the best-known pursuit, joined by a 2 km zip line. Split, with its UNESCO-listed historic centre and Diocletian's Palace, is within easy reach, and the area also offers sandy beaches and a relaxed Mediterranean pace. Closer to home, restaurants, a café bar, a bank and an ATM are 200 metres from the villa, with shops and a bus station at 300 metres. A doctor, dentist, pharmacy, tennis court and petrol station are 7 km away, the nearest marina is 25 km, the ferry 30 km and the airport 50 km.
The exterior unfolds over several levels, from the beach itself up to the entrance of the house. The private outdoor swimming pool, described as heated, sits above the shoreline, surrounded by deck chairs and sea-facing terraces for long hours in the sun. Stairs climb to a plateau where a large dining table for eight invites lunches and evening meals in the open air, and a lounge set offers a place to linger. A garden of Mediterranean plants and flowers softens the setting, and boat mooring is listed among the villa's features. Pool towels and beach towels are provided, and private parking is available at the property. The plot extends to 600 m², with 330 m² of living space arranged across three floors.
From the terrace, the ground floor opens into a carefully arranged living room with comfortable sofas, armchairs, a fireplace, a satellite LCD TV and a dining table for eight. The open-plan layout draws natural light and sea views inside and connects easily with the terraces. On the same level is a fully equipped professional kitchen, well suited to preparing Dalmatian dishes, with a stove, oven, range hood, refrigerator, freezer, dishwasher, microwave, blender and filter coffee machine, along with kitchen utensils, cutlery and tea towels. A bathroom with shower serves this floor, and a separate wellness area holds an indoor hot tub for four and a sauna for unhurried moments of relaxation.
Stairs lead to the first floor and its two bedrooms. The master bedroom has a king-size bed, a sofa and an en suite bathroom with bath, and its authentic tower frames a fine view of the sea. The second bedroom has a queen-size bed and its own en suite bathroom with bath. Both rooms have air conditioning and a satellite LCD TV.

The first has a queen-size bed, its own authentic tower and a terrace looking out to the sea, while the second is furnished with two single beds. A home office on this level offers a quiet corner for work. Both bedrooms are equipped with air conditioning and a satellite LCD TV, and all four bedrooms have heated floors.
The house is fully air-conditioned and has Wi-Fi throughout. Practical comforts include a washing machine, dryer, iron and ironing board, and hairdryer. Together, the pool, the wellness area and the terraces above the water make Sea Palace a place to settle into the rhythm of the Adriatic, whether the day is spent swimming and sunbathing below the house or exploring the canyon, coast and historic towns of Central Dalmatia.
