Positioned a mere two meters from the Adriatic Sea in the quiet Ruzmarin bay, this 320-square-meter property offers direct water access and uninterrupted maritime views. Renovated in 2019, the three-story residence sits within a 500-square-meter plot surrounded by Mediterranean vegetation, located just three kilometers from the village of Sumartin on the island of Brac. Sumartin is recognized for its traditional shipbuilding heritage, housing Lucica, one of the last active shipyards on the Adriatic, as well as a historic Franciscan monastery. The wider island is noted for its stonemasonry, olive groves, vineyards, and local gastronomy.
The exterior architecture is defined by three distinct stone terraces descending toward the water, allowing guests to transition seamlessly from the outdoor heated swimming pool directly into the sea. The main terrace incorporates an outdoor dining set, a lounge area, and a barbecue grill, framed by the coastal greenery. A private sea mooring is available for small boats, alongside provided kayaks, stand-up paddleboards, and snorkeling equipment for immediate aquatic exploration.
Inside, the ground floor is anchored by a spacious living room that looks out over the main terrace, establishing a clear visual connection with the sea. This central space flows into a highly specified kitchen, outfitted with premium appliances, an espresso machine, a wine cooler, an ice maker, and a hand-made dining table. A guest washroom is also located on this level. The architectural transition to the upper floors is marked by a staircase crafted from native Brac stone.
The private quarters are distributed across the first and second floors, accommodating up to eight guests. The first floor contains two bedrooms, each furnished with a king-size bed, an en suite shower, and a private balcony oriented toward the seafront. The second floor houses the remaining two king-size bedrooms, both featuring en suite bathrooms, with one offering both a shower and a bath.
The residence is fully air-conditioned and equipped with modern technical amenities, including Wi-Fi, satellite television, a safe, and laundry facilities. The stay is supported by a comprehensive suite of included amenities and personnel.
