Sutivan Exclusive is a seafront retreat set in a peaceful part of Sutivan on the island of Brac. Built in 2022, the main villa sits within 4,000 square metres of grounds, just steps from the sea and beach, with views across the Adriatic towards Split.
The main terrace is designed around a heated infinity swimming pool and large sunbathing deck. An alfresco dining area with a barbecue provides space for outdoor meals, while an open-air gym, private bowling area and golf net offer plenty to do without leaving the property.
Inside, stone and wood feature throughout the two-storey villa. The ground floor has a living area with sofas and an LCD television, alongside a fully equipped modern kitchen and dining table for eight. Two ensuite bedrooms are also located on this floor, both with terrace access and views towards the surrounding landscape. A wellness area includes a sauna, shower and bathtub.
Two further double ensuite bedrooms are located on the first floor, each enjoying views of the sea and surrounding nature.
For the 2026 season, stays also include the use of an additional hilltop residence set within a 4,000-square-metre olive grove. Completely private with no neighbours, it has its own swimming pool, panoramic terraces overlooking the Brac Channel, an additional bedroom with private bathroom, a living room with kitchen and an outdoor barbecue station.
Guests also have bicycles and stand-up paddleboards available, together with two Jeep Compasses for use during their stay.
For stays of at least seven nights, the villa includes the use of a SAXDOR 320 GTO boat with an experienced private skipper, with fuel charged separately. Two private boat transfers from Split Airport are also included.
With two private residences, two swimming pools and access to both the sea and a private boat, Sutivan Exclusive offers extensive space and privacy for exploring Brac and the surrounding Adriatic.
