This new, modern villa stands in Kaštel Stari, a seaside suburb of Split on the shores of Kaštela Bay. Only a short forest path, roughly a one-minute walk, separates it from the sea and the pebble beaches 80 metres away. The centre of Split is 18 km off and the airport 5 km. Daily needs are close at hand: a café bar is 250 metres away, shops 350 metres, restaurants 600 metres, and a marina 4.3 km.
Kaštela, with more than 40,000 inhabitants, is the second-largest town in Split-Dalmatia County. It is known for its lively evenings, including klapa and brass concerts, as well as cultural events, sports, turquoise water and a wide choice of beach bars. Its historic castles offer something for every age. A few minutes' drive brings you to the culturally rich city of Split. Further afield, the coast invites boat trips, diving, watersports and excursions to the islands of Hvar, Brač and Šolta. Inland, there is Krka National Park, rafting on the Krka or Cetina, zip-lining, quad safaris and cycling along scenic Dalmatian routes, with a golf course some 17 km away.
A sliding gate opens onto a 1,500 m² plot with three parking spaces. Inside the gate lies a green courtyard shaded by tall, centuries-old trees. At its centre is a 50 m² heated pool with massage jets, ringed by sun loungers and parasols and served by an outdoor shower. Nearby, an outdoor kitchen with a barbecue, fireplace and bread oven sits alongside an outdoor dining table and bar, making long evenings of grilling and conversation easy. Beside the lounge area, a newly built glass pavilion houses a fully equipped gym. The sauna faces it, with an ice bath between the two for a bracing cool-down. The grounds also include a private tennis court and a basketball court.
Beyond the outdoor kitchen, a tucked-away tavern with painted walls makes a characterful retreat. A professional billiard table and table football take centre stage, joined by darts, a large, comfortable sofa and a fireplace. A projector screen unfolds from the ceiling for films or matches. The tavern has its own second kitchen and a traditional Dalmatian grill, and an unusual window looks out over the pool.
The main entrance opens onto a bright ground floor. A large, fully equipped kitchen with an island and generous storage flows into the dining area. The modern living room has comfortable seating and an LCD TV, and its sliding glass walls open directly onto the garden and its lounge furniture. Next to the living room is a children's playroom, and a guest bathroom with toilet and shower completes this level.
An internal staircase leads to the first floor and its four bedrooms, each with a king-size bed and an en suite bathroom. The first has a shower, an extra single bed and a balcony with outdoor furniture. The second has a bathtub and a balcony with a seating area. The third has a shower and its own balcony with seating. The fourth has an en suite shower room. The second floor is given over to the master suite, which has a king-size bed, an additional sofa, a satellite LCD TV and an en suite bathroom with both bath and shower. It opens onto a spacious terrace with a jacuzzi, sofas, deck chairs and a wall-mounted outdoor TV. The villa sleeps 10 guests, with room for two more on the extra beds.
Air conditioning runs throughout, and underfloor and wall heating make the villa well suited to winter stays. Wi-Fi and LCD TVs are provided. The main kitchen has a stove-top, oven, extractor hood, dishwasher, refrigerator, freezer, wine refrigerator, ice maker, microwave, toaster, kettle, juicer, blender and coffee maker, along with a dining table and chairs. Guests also have a washing machine, a dryer, a clothes-drying rack, an iron and ironing board, a hairdryer and a safe. For families there are two baby cots and two high chairs. Pets are welcome on request for an additional charge.
