Set in the first row to the sea in the quiet coastal village of Vinišće, in the Trogir area of Dalmatia, this contemporary villa sits only 10 metres from the Adriatic. The nearest beach is 200 metres away, the centre of Marina lies 7 km off and the centre of Trogir 17 km. Shops are 4.9 km away, the bus station 4 km and the airport 30 km, so the house feels secluded while remaining well connected to the coast's main destinations. Completed in 2019, it is a new residence defined by clean architectural lines, modern detailing and warm Mediterranean touches, and it accommodates up to eight guests.
The wider Marina Riviera, made up of Marina, Vinišće, Poljica and Sevid, is known for clear water, small bays, sandy beaches and largely unspoilt nature. Centuries-old olive groves cover the surrounding hills, and the region is well regarded for its olive oil. Marina itself is overlooked by a picturesque fort, once the summer residence of the 15th-century bishops of Trogir, while Mount Drid rises above the village, its slopes still holding the ruins of the former seat of Drid County. The St. Philip and James Cave lies along the old main road near Marina. Further afield, the UNESCO-listed old town of Trogir, Split at 36 km and Šibenik at 36 km are all within comfortable driving distance, and guests can also plan boat excursions or a day at Krka National Park.
Outdoors, life revolves around a cascade of sea-facing terraces framed by Mediterranean planting, olive trees and pines. The heated infinity pool takes centre stage, surrounded by modern sun loungers, with an outdoor shower, a covered lounge area and a summer gazebo offering shade. An outdoor dining table for eight invites long meals beside the water, and stairs lead down through the terrace levels past the pool and on towards the sea. The house offers 300 square metres of living space on a 700 square metre plot.
The villa unfolds over three levels linked by internal stairs. Guests arrive on the top floor, where private parking is located, and descend into the open-plan ground floor. Here a fully equipped kitchen with a dining table for eight flows into a living room furnished with sofas, an armchair, a satellite LCD TV and a surround sound system. Expansive glass walls fill the space with light and frame wide views over the water, opening onto three terraces. A separate guest toilet completes this level.
The lowest level is given over to rest and wellbeing. Four bedrooms each have a king-size bed and an en suite bathroom with a shower, one of which also has a bathtub. Every bedroom opens onto an outdoor terrace with views across the Adriatic, and from the bedrooms guests can step out to the upper terrace and follow the stairs down to the pool. This floor also holds a private gym with exercise equipment and a sauna.
The villa is fully air-conditioned and has Wi-Fi throughout. The kitchen has a stove, oven, range hood, fridge with freezer, dishwasher, kettle, microwave and coffee maker, along with utensils, cutlery and tea towels. A washing machine, dryer, iron and ironing board and hairdryer are provided, as are pool and beach towels. Families can request a baby cot, and a high chair is available. An 11 kW type 2 electric car charging station can be used at no extra cost when requested in advance, and pets are accepted upon request.
