Set in the picturesque coastal town of Rogoznica, just 20 metres from the sea and beach, Villa Castello Rogoznica is a spacious stone property with a private heated pool, wellness area and fully equipped gym. The centre of Rogoznica is 2 km away, while Primošten is 7 km away and Šibenik is 34 km from the villa.
The villa occupies a plot of 814 m² and provides 500 m² of living space arranged across a basement, ground floor, first floor and second floor. Completely fenced for privacy, the property accommodates up to 10 guests in five bedrooms, each with a private bathroom. There are also two guest toilets.
The spacious outdoor area centres around a 50 m² heated swimming pool, which can be covered to help maintain the water temperature. Ten sun loungers with umbrellas surround the pool, while the garden also features Mediterranean plants, an outdoor toilet and a comfortable lounge area. A covered barbecue area includes a modern summer kitchen and an outdoor dining table with seating for 10 guests.
On the ground floor, guests have access to a private wellness area with a jacuzzi, Finnish salt sauna, Turkish sauna, massage table, walk-in shower and seating area with an LCD TV. This level also includes a fully equipped kitchen, dining table with seating for 10 and a living area with a comfortable sofa. The kitchen is equipped with an oven, induction hob, refrigerator, microwave, coffee machine and dishwasher.
Internal stairs lead to the first floor, where there are three bedrooms with king-size beds. Each bedroom has an en-suite bathroom with a bidet, toilet, double vanity and walk-in shower, as well as access to a private terrace with seating and sea views.
The second floor contains the master suite, with an additional fully equipped kitchen, dining area for 10 and a comfortable living room. The kitchen includes a refrigerator, dishwasher, kettle, oven and induction hob. From the living area, doors open onto a terrace with lounge seating and views towards the sea and beaches.
The master bedroom has an en-suite bathroom with a jacuzzi, walk-in shower and double sinks. Stairs from the living room lead to another double bedroom in the gallery, which also has an en-suite bathroom with a shower.
Located in the basement, the private gym is equipped with bars and weights, a rowing machine, treadmill and exercise bike. It also has its own toilet and shower.
Additional facilities include two cots, two baby high chairs and underfloor heating in the bathrooms. Parking is available for five vehicles, with one space in the garage and four additional spaces within the property.
With the beach only 20 metres away, generous outdoor spaces and dedicated wellness and fitness facilities, the villa provides a well-equipped setting for families, couples or groups of friends staying on the Dalmatian coast.
