This spacious Mediterranean villa stands on a hillside in Orašac, a peaceful village on the Dubrovnik Riviera. It sits 800 metres from the sea and 10 km from the centre of Dubrovnik, with the Old Town about a 15-minute drive away, so guests can enjoy a quieter, greener setting while staying close to the city. Renovated in 2019, the villa offers around 300 m² of living space on a 400 m² plot and accommodates up to 14 guests across three floors connected by internal stairs.
Orašac is known for its Mediterranean landscape, sea views and agritourism, and its traditional taverns are a good place to taste local food and wine. Restaurants, a café bar, a tennis court and a bus station are all about 800 metres from the villa, with shops and an ATM roughly 1 km away. Dubrovnik itself is both a living museum and a lively stage, where you can walk the great city walls, visit its museums and dine at acclaimed restaurants such as Nautika, Marco Polo, Vapor and Pjerin. The area also suits an active holiday, with boat tours to the Elaphiti Islands, zipline tours, horse riding, hiking, quad safaris and diving. The ferry port is 7 km away, the marina 8 km, and the airport 30 km.
The villa is surrounded by Mediterranean plants, cypresses and pines, and looks out over the sea and the nearby islands and islets. Its stone terrace holds a large private swimming pool lined with sun loungers, a good spot for reading or simply soaking up the Dalmatian sun, along with outdoor seating and a lounge set. A covered summer kitchen with a wood-burning fireplace, a barbecue and a large dining table makes a natural gathering place for long outdoor meals and traditional dishes, and there is also a summer gazebo.
From the terrace you step into a welcoming living room with comfortable sofas, a fireplace and a satellite TV. The same floor has a spacious, well-equipped kitchen that opens onto a dining room with a table for 12. The interior feels warm, mixing traditional elements with modern comfort, and artistic paintings and thoughtful details give the house its own character.
Marble stairs lead to the first floor, where three bedrooms with queen-sized beds each have an en suite bathroom and access to a terrace with a seating area, perfect for a morning coffee with views across the Mediterranean landscape and the Adriatic. Two smaller rooms with single beds share a bathroom on this level.
The second floor holds the master suite, which covers 80 m² and has a king-size bed, a seating area with two sofas and a TV, and an en suite bathroom with both a shower and a bathtub. Its balcony with a seating area looks over the clear blue sea, the cypresses and pines in front of the villa, and the nearby islands. A further bedroom with a queen-sized bed and a shared bathroom completes this floor, bringing the total to seven bedrooms, four of them en suite.
The villa is fully air-conditioned and has Wi-Fi throughout. The kitchen has a stove, oven, range hood, refrigerator, freezer, dishwasher, microwave, kettle and filter coffee machine, with utensils, cutlery and tea towels provided. There is also a washing machine, an iron with ironing board and a hairdryer, while families with young children have a baby cot and high chair. Pool and beach towels are provided, towels and bed linen are changed once a week or on request, and the pool is maintained every three days. Private parking is available at the property, including a garage parking place. A private chef with a waiter, car and boat hire, transfers and tailored excursions can be arranged on request for an additional charge.
