This villa stands at the end of the bay of Zaton, just 5 m from the sea and only 40 m from the centre of the village. The old town of Dubrovnik lies 10 km away, about a 10-minute drive, and Dubrovnik airport is 40 km from the house. Daily needs are close by: a café bar sits 40 m away, restaurants and shops are within 100 m, and a bank, ATM and bus station are between 150 and 200 m from the gate.
Dubrovnik, long called the pearl of the Adriatic, has been a UNESCO World Heritage Site since 1979. Its great walls, 2 km long and 25 m high, were built and rebuilt between the 12th and the late 17th century and are guarded by the Revelin Fortress to the east and the Lovrijenac Fortress to the west. Entering through the Pile Gate leads onto the Stradun, the city's favourite promenade. Every summer the Dubrovnik Summer Games, held since 1950, fill open-air stages and historic interiors such as the Rector's Palace and the Sponza Palace atrium. The city also hosts an international film festival and served as King's Landing in Game of Thrones. Closer to the villa, a golf course lies 2 km away, a marina 5 km away, and the wider Dubrovnik Riviera stretches along more than 250 km of green southern Adriatic coast.
The estate dates from the 15th century and was first used as a summer residence by aristocratic families. Restored in collaboration with conservation and restoration specialists and renovated in 2019, it pairs its historic character with contemporary design and modern comfort. The house measures 600 m² on a plot of 800 m², and it sleeps up to 12 guests in six bedrooms, with two extra single beds bringing the total to 14. There are six bathrooms and two additional toilets.
The main entrance opens into a southern courtyard enclosed by thick stone walls that give a strong sense of privacy from the first step. The yard and garden are furnished with comfortable outdoor sofas, and a staircase at the centre leads up to a second terrace on the first-floor level. From the terraces and a small bridge, guests look out over the sea. Behind the house, a garden of citrus trees, olives and lavender surrounds the private outdoor pool, which is set with deck chairs and sunshades, with pool towels and an outdoor shower provided. A furnished lounge area, a grill, a summer gazebo, an outdoor summer kitchen and an outdoor dining set complete the space for long evenings outside. The small chapel of St. Jerome also stands within the garden.
On the ground floor, a spacious lounge foyer forms the heart of the house and shows the blend of antique and modern design throughout. Beyond it are two bedrooms, each with a king-size bed and an en suite bathroom with a bathtub. One of them opens directly onto the garden. To the left of the foyer are a professional, fully equipped kitchen, a stylish bar area, a welcoming living room with an indoor fireplace, and a dining area with a long table for large gatherings. A laundry room with a washing machine and dryer is also on this floor.
A historic stone staircase rises from the foyer to the first floor and a bright, spacious library that opens onto two terraces overlooking the bay of Zaton. Four luxury suites share this level. Each is laid out as a duplex with a stylish lounge and a modern bathroom with a walk-in shower, and a wooden staircase climbs to a gallery where the king-size bed is placed.
The villa is fully air-conditioned and has Wi-Fi, satellite TV on LCD screens, and Sonos and Bose sound systems throughout. A central iPad lets guests control the lighting, music and temperature. Each room has a safe, and there are fireplaces both indoors and out. The kitchen has a stove, oven, range hood, dishwasher, refrigerator, freezer, microwave, espresso machine, ice maker, wine cooler, juicer, blender, mixer, kettle and toaster, and the house also provides an iron and ironing board, a hairdryer and a vacuum cleaner. A baby cot and high chair are available, and there are two open parking spaces. The price includes daily housekeeping, a daily change of towels or changes on request, daily pool maintenance, concierge service, a villa manager and the tourist tax. Pets are welcome on request. A private chef with a waiter, boat rental, transfers and excursions can be arranged at extra cost, and the villa can host weddings and events for up to 50 guests under separate conditions.
