This villa stands in the small village of Štikovica, a residential enclave on the edge of Dubrovnik known for some of the area's most exclusive holiday homes. It overlooks the peaceful bay of Zaton, combining the privacy of a secluded retreat with ready access to the city. A quiet pebble beach lies 500 metres away, while the celebrated Dubrovnik Walls are 15 km distant. Restaurants, shops and a café bar are about 600 metres from the door, and Dubrovnik airport is 36 km away.
Dubrovnik itself, a UNESCO World Heritage Site since 1979, offers its massive fortified walls, the Stradun promenade, the Revelin and Lovrijenac fortresses and the Dubrovnik Summer Festival, alongside Michelin Guide recommended restaurants such as Nautika, Restaurant 360 and Stara Loza. Evenings can lead to venues such as Culture Club Revelin, Club Lazareti and Night Bar Level, while days might be spent cruising the Elaphiti Islands, sea kayaking, joining a boat tour to the Blue Cave or heading out to Mljet.
The villa occupies 350 m² of living space on a 500 m² plot, its modern lines softened by traditional stone and abundant greenery that settle it naturally into the Dalmatian landscape. The terrace, enclosed by planting for privacy, centres on an infinity pool with views across Zaton Bay, an inviting place to begin the day. Beside it, a sun deck with lounge chairs leads to a large dining table for ten, a summer kitchen with barbecue and a lounge set, with an outdoor LCD TV adding to the appeal of long evenings with family or friends.
Modern glass walls open from the terrace into the light-filled ground floor, where a spacious living room with sofa, fireplace and LCD TV flows into the dining area, a fully equipped kitchen and a bar. This level also holds a guest toilet, a laundry room with washer and dryer, and one bedroom with a king-size bed, an LCD TV and an en suite shower room with underfloor heating.
A staircase rises to the upper floor and four further double bedrooms, each with a king-size bed, an LCD TV and an en suite shower room with underfloor heating. Every one of these rooms opens onto a private balcony furnished with bistro-style seating, an easy spot for morning coffee with views over the Adriatic Sea and the surrounding greenery. In total the villa sleeps up to 10 guests across five bedrooms.
The villa is fully air-conditioned and offers Wi-Fi, a safe and a gym. The kitchen is equipped with a stove, oven, range hood, refrigerator with freezer, ice maker, dishwasher, microwave, filter coffee machine and kettle, along with utensils and tea towels. An iron and ironing board, a hairdryer, pool and beach towels, a baby cot and a high chair are also provided, and free parking is available in the garage within the villa.
