Perched on a hill above the village of Orasac, surrounded by greenery, this villa sits 700 m from the sea and beach and 17 km from the centre of Dubrovnik. Day-to-day needs are close at hand: shops, restaurants, a café bar, a bank and an ATM lie about 1 km away, with a pharmacy, doctor and dentist at 650 m. Dubrovnik Airport is 34 km from the house.
Dubrovnik, a UNESCO World Heritage Site since 1979, is the obvious first excursion. Its famous walls, 2 km long and 25 m high, link fortresses and towers built and rebuilt between the 12th and 17th centuries, guarded by Revelin to the east and Lovrijenac to the west. Beyond the Pile Gate runs Stradun, the city's favourite promenade, while summer brings the Dubrovnik Summer Games to open-air stages and historic courtyards. For nature lovers, the wooded Elafiti islands, with the settlements of Kolocep, Lopud and Sipan, make a rewarding day out. The ferry port lies 15 km away, the marina 16 km, a tennis court 1.7 km and the nearest golf course 25 km.
Renovated in 2019, the villa offers 220 m2 of living space across two floors on a 1,200 m2 plot. Life outdoors centres on a spacious terrace overlooking the countryside and a landscaped, scented garden, where a private heated pool measuring 5 x 10 m is lined with sun loungers and served by an outdoor shower. A barbecue and a dining table for eight make it easy to eat by the water, and a summer gazebo and lounge set add shaded corners for slower afternoons.
On the ground floor, a large sliding door opens straight onto the terrace and frames the view. To the west lies a modern living room with a sofa, satellite TV and a fitness area for those who want to keep up their training. Beside it is a dining table for eight and a spacious, fully equipped kitchen arranged around a central bar, with a stove, oven, range hood, refrigerator, freezer, dishwasher, microwave, espresso coffee machine, juicer, mixer and kettle. A guest toilet completes this level.
Wooden stairs rise to the first floor and its four bedrooms, each with its own en suite bathroom, an LCD TV and a balcony for soaking up the sun. Two bedrooms have king beds and bathrooms with both bath and shower, the third king bedroom has an en suite shower room, and the fourth, set up with twin beds, also has an en suite with shower. The villa accommodates up to eight guests, and a baby cot and high chair are available.
The house is fully air-conditioned and soundproofed for privacy, with free Wi-Fi, satellite TV and a safe. Practical comforts include a washing machine, dryer, ironing equipment, vacuum cleaner and hairdryers, along with pool and beach towels. Cars can be left in the private parking at the property or in the private garage beside the main entrance.
