Set in an elevated residential enclave 800 meters from Dubrovnik’s Old Town, this four-level stone villa overlooks the Adriatic Sea and the historic city walls. The property, renovated in 2019, balances its heritage architecture with modern wellness facilities and direct proximity to the coast, located just 200 meters from the water.
The 400-square-meter grounds are organized across multiple stone-paved levels. A 22-square-meter private swimming pool serves as the primary outdoor focal point, complemented by a sun deck with views of Lokrum Island. An outdoor jacuzzi is positioned on a separate, elevated terrace to create a dedicated relaxation zone, while several smaller balconies provide private vantage points across the coastline.
The 450-square-meter interior spans four floors. The ground level contains a professional-grade kitchen and a living area that opens directly onto the pool terrace. A second living room offers additional communal space, while a dedicated mini wellness area includes an indoor sauna and shower. The villa is fully air-conditioned and equipped with a stereo surround sound system.
Five bedrooms accommodate up to ten guests, with four rooms featuring queen-size beds and one room providing two single beds. The attic suite is distinguished by a freestanding bathtub and expansive sea views. The property includes five bathrooms, configured as a mix of en-suite and private facilities. For additional capacity, a sofa bed is available in the common area.
