This private pool villa sits in the small coastal village of Trsteno, around 20 km from the historic city of Dubrovnik and 800 metres from the sea and the nearest beach. Trsteno is administratively part of the City of Dubrovnik and is known for its historic arboretum, its verdant Mediterranean gardens and its quiet coastal character, a setting where nature, heritage and relaxed seaside life meet. Dubrovnik Airport lies approximately 40 km away.
The arboretum is only minutes from the villa, and the wider Dubrovnik Riviera and its nearby islands are within easy reach for exploring. Dubrovnik itself, often called the pearl of the Adriatic, has been on the UNESCO World Heritage List since 1979. The city rests at the foot of low mountains that shelter it from the colder continental climate, and its greatest draw remains the massive city walls, some 2 km long and up to 25 metres high, punctuated by fortresses and towers. Local beaches, seaside promenades and restaurants complete the picture.
The property occupies a plot of 1,500 m², of which 300 m² is living space spread across a ground floor and a first floor. The grounds are framed by palm trees, cypresses and colourful planting, creating a calm, romantic atmosphere scented with greenery and accompanied by the sound of the sea. The heated outdoor pool, measuring approximately 5 by 11 metres, is set beside a sunbathing platform with deck chairs, and pool towels are provided. Next to the pool, an outdoor dining table and a barbecue invite long al fresco meals of Dalmatian dishes, while a summer gazebo, parasols, lounge sets and shaded corners of the garden offer privacy and quiet. Two large terraces, each furnished with a seating lounge, open up wide views over the open sea and the islands on the horizon.
On the ground floor, a generous dining room with a table for twelve takes centre stage. Beside it, a square, fully equipped kitchen is arranged around a large central bar and has a stove, oven, refrigerator, dishwasher, microwave, mixer, toaster and kettle, along with utensils, cutlery, dishes, glasses and tea towels. Further along this level are three modern bedrooms, each with a double bed. The bedroom at the back of the house has its own en suite bathroom with a shower, while the other two share a bathroom with a bathtub. Throughout these rooms, works by some of Croatia's best-known artists hang alongside carefully chosen furniture and details.
The first floor is centred on the living room, furnished with a Fendi sofa, armchairs, an LCD satellite TV and a striking chandelier. From here, guests step out onto a spacious covered terrace with a lounge area, an ideal place to take in the sun and the view across the Adriatic Sea to the Dalmatian islands. Two large master bedrooms complete this level, each with a king-size bed, a small private balcony, a walk-in wardrobe and an en suite bathroom with both shower and bath.
A separate annex of 40 m² provides an additional, more secluded unit with a bedroom containing two single beds that can be converted into a double, a bathroom with shower and bathtub, and a wardrobe. It suits guests who want extra privacy, and in total the villa welcomes up to 12 guests.
The villa is fully air-conditioned and has free Wi-Fi, satellite TV, a safe, smoke detectors, a washing machine and dryer, ironing equipment and hairdryers. Four private parking spaces are available at the property, and a baby cot and high chair are provided. The price includes a villa manager, daily cleaning, daily pool maintenance, toiletries, beach towels, daily towel changes, bed linen changes every three days or on request, and tourist tax. Pets are welcome for a fee of €300 per pet per reservation, breakfast can be arranged at €30 per person per day, and services such as a private chef with waiter, boat and car hire, guides, excursions and transfers are available on request at an additional charge.
