This new, contemporary villa stands in Orašac, a small and quiet coastal town some 11 km from the centre of Dubrovnik's old town. The sea and its pebble beaches lie 750 m away, so a morning swim in the Adriatic is easily part of the day.
Daily needs are close at hand. Shops are 300 m away, a café bar 400 m, and restaurants 750 m. A tennis court is about 1 km from the house, the marina 10 km and golf 15.4 km, while Dubrovnik airport is 26 km away. Beyond the town, the UNESCO-protected walls and the Stradun of Dubrovnik invite exploration.
The villa occupies a 755 m² plot with 180 m² of living space set over two floors. Outdoors, the terrace centres on a 40.5 m² private swimming pool framed by sun loungers and parasols, with an outdoor shower and greenery in the courtyard. An outdoor dining table seats eight beside a gas grill, an easy setting for long meals in the Mediterranean air.
Guests enter the ground floor through glass walls that draw natural light into the modern interior. Here a spacious living room offers comfortable sofas, an armchair and an LCD TV, and it opens onto a fully equipped kitchen with an island and a dining area with seating for eight.
Internal stairs lead to the first floor and its four bedrooms, each with a king-size bed and a TV. The first and second bedrooms each have an en suite bathroom with shower and a private balcony with sea views. The third and fourth bedrooms share a bathroom with shower, and the villa also has a separate toilet, so it comfortably sleeps up to eight guests.
The rooms are air-conditioned, heated and soundproofed, with Wi-Fi and satellite TV throughout. The kitchen has a stove, oven, range hood, refrigerator, freezer, dishwasher, microwave, ice maker, kettle, toaster, juicer, blender and Nespresso coffee machine, along with a full set of kitchen utensils. A washing machine, clothes dryer, iron and ironing board, hairdryer and safe are also provided, together with a baby cot and high chair. Three private parking spaces are available on the property.
