This modern family villa, renovated in 2024 and distinguished by an original design, sits in Poreč on the western coast of Istria, only 10 metres from the sea and the beach. The centre of town lies within about two kilometres, a café and restaurants are around 100 metres away, shops about 200 metres, and the marina roughly 1.5 kilometres. The nearest airport is 52 kilometres away, making arrival straightforward for those flying into the region.
Poreč is a town of deep cultural layers, its story stretching back more than 2,000 years. Its most celebrated landmark is the Euphrasian Basilica, listed by UNESCO as a World Heritage Site for its exceptional value, while the old town draws visitors through narrow stone streets, Venetian architecture, galleries, museums and historic buildings. Seaside promenades, cycling trails and water sports such as sailing, diving and paddleboarding fill the days, and music festivals, exhibitions and traditional Istrian celebrations run through the year. Food lovers will find Michelin-recognised addresses close by: Spinnaker in Poreč serves Mediterranean cuisine in an elegant sea-view setting, while in nearby Novigrad, Damir & Ornella is known for creatively prepared fresh seafood and Marina for its inventive take on traditional dishes. Further inland, Istrian taverns offer truffles, homemade pasta, prosciutto and cheese alongside the region's wines and olive oils. Tennis courts lie about 100 metres from the villa, and guests may use tennis and wellness facilities for an additional fee; golf is around 40 kilometres away.
A driveway leads up to the villa, revealing first the outdoor parking area and then the main entrance. The house offers 546 square metres of living space on an estate of 2,557 square metres. Outdoors, a private heated pool of 36 square metres, filled with sea water, is framed by sun loungers and accompanied by a jacuzzi, an outdoor Finnish sauna and an outdoor yoga area. A garden brings a calm, natural atmosphere, there is a seating area for unhurried afternoons, and a covered outdoor dining space with two tables and 12 chairs sits close to the kitchen for easy serving. A private path leads down to the beach, just a few minutes away on foot.
The entrance opens into a spacious, sunlit living room, fully air-conditioned and warmed by underfloor heating, with a generous corner sofa, a television and large glass doors that give directly onto the pool terrace and garden. The open space is arranged in two parts: the lounge on one side, and on the other the kitchen and dining area. The kitchen is fully equipped with a cooktop, extractor hood, sink, oven, refrigerator, freezer, dishwasher, microwave, kettle, toaster, ice maker, Nespresso coffee machine, wine fridge, spices, utensils, glassware and tableware. A kitchen island with five bar stools invites casual meals, while a dining table seats ten. Large glass walls open to the covered outdoor dining area. Also on the ground floor is an air-conditioned double bedroom with underfloor heating, a king-size bed measuring 200 by 200 cm, a television, safe and Wi-Fi, with an en-suite bathroom offering a shower, bathtub, bidet, hairdryer and towels. A guest toilet completes this level.
A staircase from the living area descends to level -1, where an air-conditioned double bedroom with underfloor heating can serve as a room for a nanny. It has a 200 by 200 cm king-size bed, wardrobe, television, Wi-Fi and safe, and an en-suite bathroom with a shower, hairdryer, towels, shampoo and shower gel. This level also holds a fully equipped, air-conditioned gym, an indoor Finnish sauna, a game room and a second guest toilet.
Another staircase rises to the first floor and four further bedrooms. Three are doubles, each with a 200 by 200 cm king-size bed and an en-suite bathroom with a shower. The master bedroom is furnished with two single beds of 100 by 200 cm that can be pushed together or kept apart as preferred, and its en-suite bathroom includes a shower, bathtub, bidet, hairdryer, towels, shampoo and shower gel. In all, the villa sleeps 10 guests plus 2 children across six bedrooms, each with its own bathroom, supported by two guest toilets.
Air conditioning and underfloor heating keep the house comfortable in every season, and there are smart TVs, Wi-Fi, ironing equipment, hairdryers, and an alarm system with video surveillance. Up to four cars can be parked privately on site, and an electric vehicle charging station is available. The price includes a villa manager, concierge service, breakfast for 10 adults and 2 children, pool maintenance, first and final cleaning, a daily change of towels, a change of bed linen every three days or on request, toiletries, tourist tax, and a baby cot and high chair. Bicycles can be provided on request. Dinner for the full party can be arranged for an additional 200 euros per night, and the concierge team can organise a private chef, wellness treatments, SUP boards or arrival and departure transfers at extra cost. Pets are welcome for a charge of 35 euros per pet per day. Whether the plan is active days of sport and cycling or slow hours of yoga, sauna and sun by the pool, the house adapts with ease.
