Surrounded by established olive groves and vineyards, the property provides a quiet vantage point over the Tuscan landscape while remaining within a 17-minute drive of the city center.

The grounds are defined by a 6x12-meter tiled swimming pool and a manicured lawn featuring multiple lounging areas. A large loggia, anchored by a stone table with seating for 12, facilitates outdoor dining, while a separate pergola-shaded patio serves the independent cottage.

Inside the main residence, the architecture retains historical materiality through original cotto floors, vaulted ceilings, and exposed brick arches. The L-shaped living area includes a fireplace and formal dining for 10, while a separate, light-filled entertainment room is equipped with a billiard table and piano. The primary kitchen is fitted with a four-burner gas stove, electric oven, and dishwasher.

Accommodations are distributed between the main villa and a 430-square-foot cottage:

• The main villa houses five suites, including a ground-floor queen bedroom with a kitchenette and garden access, and four first-floor rooms featuring ensuite bathrooms with showers or Jacuzzi tubs.
• The independent cottage provides a private queen suite, a custom kitchen, and a living area with direct access to a furnished patio.
