The property features a main villa and two distinct additional units, making it an ideal choice for larger groups seeking both shared moments and individual privacy.

The grounds present an ancient central oak tree and an ample lawn. Guests can enjoy several elegantly furnished patios throughout the day, alongside a 16m x 5m salt-filtering swimming pool with a dedicated lounging area and umbrellas. An outdoor veranda provides an exceptional setting for al fresco dining, overlooking the picturesque vineyards and rolling hills. A barbecue is also available for outdoor cooking.

The main villa’s interiors showcase authentic materials such as wood beams, stone, and cotto tiles, harmoniously blended with refined yet comfortable furnishings. The inviting living room features a fireplace and plush sofas, while a vibrant TV room offers additional seating. A bright and spacious dining room accommodates a generous table, and a professional kitchen provides direct access to the outdoor veranda. The cottage unit includes its own living room with a fireplace and an eat-in kitchen with a dining table.

The estate provides a total of eleven bedrooms and eleven bathrooms, all equipped with air conditioning, and bathrooms include hair dryers:

• Main Villa Ground Floor: One King bedroom with en-suite bathroom (tub with shower), one Queen bedroom with en-suite bathroom (tub with shower).
• Main Villa First Floor: One King bedroom with en-suite bathroom (tub with shower), one Queen bedroom with en-suite bathroom (shower), two Twin bedrooms with en-suite bathrooms (shower).
• Cottage First Floor: One King bedroom with en-suite bathroom (shower), one Twin bedroom with en-suite bathroom (shower).
• Studio Ground Floor: One Queen bedroom with en-suite bathroom (shower).
• Annex Ground Floor: One Queen bedroom with en-suite bathroom (shower), one Twin bedroom with private bathroom (tub).

Further amenities include an air-conditioned gym with a Turkish bath, a dedicated parking space, and Wi-Fi internet access. The property is child-friendly and maintains a non-smoking policy.

The estate is conveniently located just 5 km from the nearest village, offering easy access to the historic cities of Florence (53 minutes) and Siena (57 minutes). Please note that access to the villa involves an unpaved dirt road of approximately 1.5 km, for which an SUV is recommended but not strictly necessary.

The following services are included with the rate: electricity, air conditioning, water, and final cleaning. Daily housekeeping service is provided for 3 hours per day (bedrooms and communal spaces) between 8:00 am and 1:00 pm, with a mid-week change of bed linens and bath towels. Guests also receive daily Continental breakfast delivery (excluding hot dishes), a welcome basket, unlimited Wi-Fi, and garden and pool maintenance.

Additional services, not included in the rate, comprise extra housekeeping (€30 per hour/per staff member), gas for heating (€550 per week), and cook service, which must be provided by the villa management and in-house staff. The cost of food and beverages, as well as piano tuning (€200), are separate. A damage liability of €2,000 applies, and a local visitor's tax may be required. Check-in is from 3:30 pm to 7:30 pm, and check-out is by 10:00 am. All extra services are payable locally before departure.
