This modern villa stands in Vabriga, a small, unhurried village on the west coast of Istria, set between the sea and the River Mirna. The coast lies 2 km away, the centre of Vabriga is also 2 km off, Poreč is 12 km away and Rovinj is 49 km away, so the house offers genuine calm while keeping the livelier parts of the peninsula within easy reach.
Like much of Istria, the surrounding countryside is shaped by vineyards and olive groves, the source of some of Europe's finest olive oils, and by a deep tradition of local cooking. In around ten minutes by car you can reach either Poreč or Novigrad, both busy tourist towns with rich cultural and culinary offerings and plenty of summer events. Poreč in particular, one of Istria's best-known resorts, combines UNESCO-protected historic heritage with landscaped beaches, marinas, traditional taverns and a lively nightlife. Closer to home, restaurants are 500 m away, shops 850 m, and a café bar 1 km.
The villa occupies a 400 m² plot, with 261 m² of living space arranged over a ground floor and a first floor, crowned by a roof terrace in the attic. Its interiors are restrained and contemporary, furnished in neutral earth tones lifted by touches of deep blue. Outside, the spacious courtyard is the heart of the property. It is planted with a variety of shrubs and greenery and fully enclosed by a fence, which suits guests travelling with pets. The 33 m² private pool, 1.30 m deep and open from May to November, is lined with comfortable sofas and deck chairs for sunbathing. A covered terrace holds a summer kitchen with a barbecue, ideal for preparing Istrian specialities, together with an outdoor dining table for eight.
The main entrance opens onto a central reception area on the ground floor, with a guest toilet. To the left are a dining room with a handsome wooden table for six and a fully equipped kitchen, and beside the kitchen is the first bedroom, with a king-size bed and an en suite shower room. These rooms all open onto the pool terrace, drawing in generous daylight. To the right of the entrance, the living room is furnished in rich royal blue, with sofa, armchairs and satellite TV, and gives onto both the pool terrace and the terrace with the summer kitchen. A second bedroom sits at ground level in a separate annex beside the main house, again with a king-size bed and an en suite shower room; the annex also contains a pantry.
An internal staircase, lit by colourful Romanesque-style stained glass windows, rises to the first floor, where a relaxation area with two sofas invites quiet hours with a book and a glass of good wine. To one side, the master bedroom has natural wooden floors, a king-size bed, an en suite bathroom with a bathtub and a private terrace overlooking the courtyard and pool; this terrace can also be reached by external stone stairs. On the opposite side of the villa, the fourth bedroom has a king-size bed, wooden floors and an en suite shower room. A further flight of stairs leads to the attic and its roof terrace, which looks out across the village and makes a natural setting for evening gatherings beneath the night sky.
The villa is fully air-conditioned and has free wireless internet, satellite TV, a safe, a hairdryer, a washing machine and a dryer. The kitchen is equipped with an oven, stove, dishwasher, espresso machine, kettle, and a refrigerator with freezer, along with all the necessary cutlery, dishes and glassware. Private parking is available within the grounds, and a baby cot and high chair can be provided.
