This modern villa sits in Vabriga, a small and restful village on the west coast of Istria, between the sea and the Mirna river. The coast lies 2 km away, Poreč is 12 km distant and Rovinj 49 km. The setting favours peace and quiet over noise and crowds, yet Poreč and Novigrad are each about a 10-minute drive away, both tourist centres with a rich cultural and culinary scene and plenty of summer events. Closer to home, restaurants are 500 m from the house and shops 850 m, while Pula-bound travellers will find the airport 60 km away.
Vabriga shares the character of the wider peninsula: a deep sense of tradition, a celebrated table and a landscape shaped by vineyards and olive groves that yield some of Europe's finest olive oils. For livelier days, Poreč offers a historic heritage protected by UNESCO, landscaped beaches and marinas, traditional taverns and a lively nightlife. A marina lies 12 km from the villa, tennis courts 10 km and golf 35 km.
The house stands on a 500 m² plot and offers 327 m² of living space across a ground floor and a first floor, sleeping eight guests in four bedrooms. Interiors pair carefully chosen pieces in neutral earth tones with accents of dark blue, giving the rooms a calm, contemporary elegance. Outside, a fenced terrace framed by plants and a spacious garden surround the property. A seating area with a coffee table just beyond the kitchen is the natural place for a first coffee of the morning, looking across a terrace planted with herbs. At its heart is a large swimming pool, open from May to November, with steps for easy and safe entry, flanked by comfortable sofas and sun loungers for those who want to soak up the sun. Beside the pool, a covered terrace holds a summer kitchen with barbecue and an outdoor dining table for ten, along with a corner sofa made for late-evening cocktails.
Entering the villa, you arrive in a reception space with a guest toilet. To the left is a bedroom with a king-size bed, an en suite shower room and its own access to the pool terrace. Straight ahead lies the central living area, laid with marble flooring throughout, where a kitchen with breakfast bar opens onto a dining area with a table for ten and a living room furnished in soft sand tones with satellite TV. The whole space opens to the pool terrace, drawing in generous daylight. Set apart beside the covered terrace, a further bedroom with a king-size bed and en suite shower room is reached from the courtyard, an ideal choice for guests who value privacy, with a pantry alongside.
An internal staircase leads to the first floor and two more bedrooms. The master bedroom has a king-size bed, an en suite bathroom with a bathtub and access to a spacious terrace. The second bedroom also has a king-size bed and an en suite shower room.
The villa is fully air-conditioned and offers free Wi-Fi, satellite TV and a safe. The kitchen is equipped with a stove, oven, dishwasher, refrigerator with freezer, espresso machine and kettle, together with utensils, crockery, glassware and tea towels. A washing machine, dryer and hairdryer are also provided, a baby cot and high chair are available, and guests have private parking on the property.
