ÀNI Anguilla is a 10-bedroom, fully staffed private resort set on the clifftops above Little Bay, offering exclusive use of two contemporary villas and panoramic views across the Caribbean Sea. Designed for full buyouts only, this all-inclusive estate is ideal for multi-generational families, boutique weddings, wellness retreats, or group celebrations, accommodating up to 20 guests in total.
The estate spans two fully equipped villas — one with six bedrooms and the other with four — each with its own private pool, hot tub, indoor and outdoor living spaces, and dedicated staff. A wide terrace connects the property with uninterrupted views over the coastline and sea, with access to Little Bay below.
ÀNI operates as a full-board, private resort. All meals are included and prepared by the estate’s culinary team. Guests also receive daily spa treatments (six per day), full housekeeping, concierge services, and complimentary babysitting. Additional amenities include a wellness center, gym, tennis court with basketball hoop, and dedicated event spaces, including a clifftop ceremony platform.
Each bedroom includes an en-suite bathroom and outdoor access. The North Villa has two master suites, a king room, and a twin/convertible king room. The South Villa includes three master suites among its six bedrooms and is fully mobility-accessible, with a lift, roll-in shower, and pool access for guests with limited mobility.
The resort welcomes special events and can accommodate up to 100 guests for private functions.
