Located in Štikovica just nine kilometres from Dubrovnik, this 700 square metre contemporary villa sits on a 1,200 square metre estate only one metre from the sea, offering direct access to a private beach area and boat mooring.
The outdoor spaces are designed for coastal living, featuring a heated swimming pool, a four person Jacuzzi, and a covered dining terrace for twelve guests. A stone plateau at the water’s edge provides direct sea access, with additional features including a barbecue area and water equipment. The upper level offers four private parking spaces with direct elevator access to the villa.
Arranged across three levels and connected by both stairs and a private elevator, the interior includes an open plan living and dining area furnished with Minotti pieces, a fully equipped kitchen with Siemens appliances and an Illy coffee machine, as well as a home library, bar, wine room, and private gym. Entertainment features include fibre optic internet, PlayStation 5, and table tennis.
The villa accommodates guests across seven en suite bedrooms. The master suite on the second floor includes a Catalano bathtub with sea views and a private balcony, while additional bedrooms feature finishes such as Carrara marble. Two separate apartments provide additional privacy, each with a bedroom, kitchenette, and lounge area.
