The Branson Estate at Moskito Island is perched on a dramatic outcrop located in the North Sound of the British Virgin Islands, in the eastern Caribbean Sea and offers the ultimate getaway featuring 3 exquisite luxury villas.

Headland House is a 3-bedroom villa with an elegant Master Suite. The residence is perched on an outcrop at the northeastern tip of Moskito Island, the heart of the Branson Estate. This impressive villa features three bedrooms and living space on the ground floor leading up to the Great Room on the upper floor. All areas of Headland House are accessible by elevator.

The most striking feature of the ground floor is the wrap-around infinity pool that meanders from just left of the main entrance around to the Master Suite. Guests can step out of bed in this room and straight into the pool! The shared living space on this floor includes a sitting area with a TV, kitchen and circular bar just off the pool.

The expansive Great Room on the upper level of Headland House is another spectacular feature with a signature corner bar, dining table for up to 26 people, games areas and fully-equipped kitchen.

Beach Villa is a 4-bedroom home which includes one Master Suite. Above the living space is the Flamingo Nest Master Suite. Fronted by a large deck with a day bed overlooking the pool, the king-size bed in this room is only steps away from a large bathtub – perfect for some relaxing time out. At the foot of the bed is a large screen TV concealed in a wooden chest and behind the bed is the vanity area with dual sinks and a separate shower. There is also a nursery behind the bathroom area that can sleep up to two infants.

Mangrove Villa is a 4-bedroom villa also including a Master Suite. This villa was inspired by Richard’s son, and all guest rooms face east towards Necker Island and to the island of Virgin Gorda. The villa is nestled in amongst the mangrove trees, all rooms are elevated and connected both to Headland House and the neighbouring Beach Villa by wooden walkways. The rich wood interiors make for a cosy feel with Balinese-style objects and carvings throughout.

On the ground floor of the main villa is a large lounge, fully-equipped kitchen, two breakfast bars and dining table, all looking out onto a deck which leads directly onto the infinity edge pool and Jacuzzi. With a full-size fridge, separate temperature-controlled wine fridge and additional drinks fridge in the kitchen, you only have to worry about keeping yourself cool. Luckily if the sea breezes aren’t enough, the villa is fully air-conditioned and there’s always the pool of course.

Guests of The Branson Estate also have access to two tennis courts and a gym. The Tennis Pavilion has a wonderfully relaxing observation area overlooking the two tennis courts on the island. The grandstand steps work well as a seating area for spectators and also for movie nights. Downstairs is a gym and wellness facility. Upstairs are loungers and chairs overlooking both the courts and the seafront, along with coffee-making facilities.

Next to the tennis courts on the beach is a water sports centre. Activities include stand-up paddle boarding, kiting, wakeboarding, Hobie cat sailing and snorkelling. Most activities are included in the rates however if the activity involves leaving the island or if a boat with a motor is required then a charge will apply. Motorised water sports are at an additional charge.
