Baracija Estate is a restored 19th-century property located in the heart of Istria, positioned on a small hill just 15 km from the sea and 3.3 km from the picturesque town of Grožnjan. Surrounded by vineyards, olive groves, and Mediterranean landscaping, this expansive estate offers privacy, comfort, and a wealth of on-site amenities.

Grožnjan is a historic Istrian town known for its narrow stone streets, medieval walls, and panoramic views of the surrounding vineyards, forests, and distant sea. As a cultural hub, especially during the summer months, it hosts numerous art galleries, music academies, workshops, and festivals, making it a significant destination both locally and internationally.

Baracija Estate spans over 20,000 m², with 950 m² of interior space split between a main residence and a separate guest villa. The estate accommodates up to 16 guests across eight suites, with six en suite bathrooms and one shared bathroom, along with four additional guest toilets.

Outdoor highlights include a private heated pool (9x15m) with hydromassage, sun loungers, a multifunctional sports field, herb and vegetable gardens, an orchard, a pond, and an apiary, all surrounded by organic olive groves and vineyards. A summer terrace features a covered fireplace, cocktail bar, and a large dining table seating 20.

The main house includes multiple levels. In the basement, guests will find a queen suite with en suite bathroom, a modern kitchen and dining area for 12, wine cellar with global selections, tasting room, sauna, private cinema, and playroom with darts and a PlayStation 5.

The ground floor offers a spacious living area with fireplace and large windows, an additional queen suite with en suite bathroom, and access to the outdoor spaces. The first floor features a king suite with terrace access and a relaxation lounge. The second floor includes a twin suite with a shared bathroom, and the attic holds another twin suite with exposed wooden beams and an en suite bath.

The guest villa is connected to the main house by a shared outdoor area. It includes three suites—two twins and one king—with a mix of en suite and adjacent private bathrooms. The upper floor features a cozy living room with wooden beams, indoor fireplace, dining space, fully equipped kitchen, and terrace access.

Baracija Estate is fully air conditioned and centrally heated with underfloor heating on the ground level. Amenities include a wine cellar, sauna, cinema, gym, private gardens, and a range of outdoor and indoor spaces designed for dining and relaxation. High-speed Wi-Fi is available throughout. Additional features include a washing machine, dryer, iron, ironing board, and hairdryers in every bathroom. A cot and high chair are available for families.
